Centreville sales rose even as more homes came on the market

By Elizabeth Sachero-Perez
Real estate, Centreville

More homes came up for sale in Centreville this summer. Buyers had more to choose from. And sales still went up. That combination tells you something useful about where this market stands right now.

The Real Estate Data Aggregator counted 413 homes sold across Centreville's four ZIP codes in the three months ending August 31, 2026. That is up 9.3% from the same three months in 2025. At the same time, homes for sale rose 20.1%, to 257 listings. More supply, and still more sales. Demand held up.

Nationally, the picture is similar. The National Association of Realtors reported that September 2026 existing-home sales reached 3.99 million, up 1.5% from the month before. National inventory climbed to 1.60 million homes. Centreville is moving in the same direction as the country: more homes available, and buyers still active.

One thing to keep in mind: Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates have not stopped sales here, but they are part of the backdrop every buyer and seller is working within.

The two sides of Centreville

The four ZIP codes that make up Centreville tell different stories. Two moved faster. Two slowed down. Knowing which side your home sits on matters more than the overall number.

What this means if you are thinking about selling

More homes came on the market in Centreville this summer. New listings across all four ZIP codes totaled 457, up 13.4% from 2025. That means more competition for sellers than a year ago. First impressions matter more when buyers have more to choose from.

The good news: buyers are still active. Pending sales across Centreville reached 408, up 6.8%. In ZIP codes 20120 and 20110, homes are selling quickly and often above list price. In 20121 and 20124, the pace has slowed and pricing needs to be sharper. Preparing your home carefully and presenting it in its best light is more important now than it was a year ago.

What this means if you are thinking about buying

You have more options than buyers did a year ago. Inventory is up 20.1% across Centreville. But well-priced homes in ZIP codes 20120 and 20110 are still moving fast. Nearly 6 in 10 homes in 20120 went under contract within two weeks of listing, according to the Real Estate Data Aggregator.

Mortgage rates are a real factor right now. Realtor.com reported rates topped 7% in September 2026. Fannie Mae, as reported by CNBC, forecast 7.4% for the fourth quarter of 2026. Understanding what you qualify for and what that means for your monthly payment is a practical first step before comparing neighborhoods.

In short
  1. Centreville sold 413 homes in the three months ending August 31, 2026, up 9.3% from 2025, even as inventory rose 20.1%.
  2. Two ZIP codes, 20120 and 20110, moved fast with prices near or above list.
  3. Two others, 20121 and 20124, slowed down and need sharper pricing.
  4. The overall market is steady, but one street can read very differently from the ZIP code around it.
