Centreville sales rose even as more homes came on the market

Real estate, Centreville

More homes came up for sale in Centreville this summer. And buyers still showed up. That combination is the most important thing a homeowner here should understand right now.

The Real Estate Data Aggregator counted 413 homes sold across Centreville in the three months ending August 31, 2026. That is up 9.3% from the same three months in 2025. At the same time, the number of homes for sale rose 20.1%, to 257. More supply, more sales. Demand held.

Nationally, the National Association of Realtors reported inventory at 1.60 million homes in September 2026. That is a broader pattern. Centreville is part of it. But locally, demand kept pace in ways that many other markets did not.

The two ZIP codes tell different stories

Centreville covers four ZIP codes. Two of them moved in opposite directions this summer. That gap matters if you own a home here.

Homes here took a median of 42 days to sell, 10 days longer than last year. The share going under contract within two weeks dropped 12.4 points, to 48.5%. Not every home sold fast in this ZIP code. Pricing matters more here than it did a year ago.

What the national picture adds

The National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. Inventory nationally climbed to 1.60 million homes. That is the same direction Centreville moved.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects what buyers can afford. It is part of why pricing your home carefully matters more now than it did when rates were lower.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. That is a slower pace than prior years. Locally, results varied by ZIP code, as the numbers above show.

What this means for you

Across Centreville, more homes came to market and more homes sold. That is an honest, balanced picture. But the two Centreville ZIP codes read very differently from each other. One moved fast. One slowed down.

One street can read very differently from the whole ZIP code. The numbers above cover large areas. Your home's position in this market depends on its price range, condition, and location within that area.

In short
  1. Centreville sales rose 9.3% in the three months ending August 31, 2026, even as inventory climbed 20.1%.
  2. ZIP 20120 moved fast, with 59.4% of homes under contract within two weeks.
  3. ZIP 20121 slowed, with days on market rising to 42 and supply up sharply.
  4. Timing and pricing still matter.
