Chantilly inventory is up, but the market is still tight
The number of homes for sale in Chantilly climbed 31.5% year over year. The Real Estate Data Aggregator counted 121 homes for sale across ZIPs 20151 and 20152 in the three months ending August 31, 2026. That is real progress for buyers. But 188 homes sold and 179 were pending in that same period. Supply is growing, yet demand is keeping pace.
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Chantilly is moving in the same direction, but it is still far tighter than the national picture. The National Association of Realtors put the national months of supply at 4.9 months. Chantilly's two ZIP codes sit at 1.4 and 2.6 months.

ZIP 20151: prices steady, homes still selling above list
The Real Estate Data Aggregator put the median sale price in ZIP 20151 at $684,195 for the three months ending August 31, 2026. That is up 1.8% from the same months in 2025. Modest, but prices moved in the right direction.
Homes in 20151 sold at 100.8% of list price on average. That figure was up 1 point from a year ago. So sellers who priced well still got more than they asked. That said, 44 days was the median time on market, which is 10 days longer than a year ago. Homes are not sitting forever, but they are not flying off the shelf either.
Nearly half of homes in 20151 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 47.4%, down just 2 points from a year ago. Buyers who wait too long still risk losing a home they want.
ZIP 20152: prices up sharply, but more competition for sellers
The Real Estate Data Aggregator counted 78 homes for sale in ZIP 20152 during the three months ending August 31, 2026. That is up 56% from a year ago. More sellers entered this part of Chantilly, and buyers now have more to look at.
Even so, the median sale price rose 8.5% to $867,750. That is a meaningful gain. And 50.5% of homes went under contract within two weeks. Demand held up even as supply grew.
The one note of caution: homes sold in 20152 fell 8.9% from a year ago. More listings came on, but fewer actually closed. That tells sellers that pricing and presentation matter more now. A home that is overpriced or underprepared has more competition to lose to.
What is happening beyond Chantilly
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, as of September 30, 2026. That affects what buyers can afford. It also means some would-be sellers are staying put to protect a lower rate they already have.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Chantilly has not seen that kind of softening. But it is a reminder that the national mood is shifting, and local sellers cannot ignore it.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Chantilly's 20152 outpaced that by a wide margin. ZIP 20151 kept pace more modestly.
What this means if you are buying
You have more choices than you did a year ago. The Real Estate Data Aggregator counted 207 new listings across Chantilly in the three months ending August 31, 2026, up 9.5% from a year before. Take your time to compare, but do not assume every home will wait. About half still go under contract within two weeks.
What this means if you are selling
Sellers in both ZIP codes are still getting close to or above list price. The Real Estate Data Aggregator shows 100.8% in 20151 and 99.8% in 20152. Those are strong numbers. But the gap between a well-prepared home and a poorly prepared one is wider now. More inventory means buyers have somewhere else to go.
First impressions matter more in a market with more choices. Pricing to the current data, not last year's, gives your home the best chance of a clean, timely sale.
- Chantilly inventory is up 31.5% year over year, and that gives buyers more to work with.
- But 188 homes sold and 179 were pending in the same three months.
- The market is more balanced than it was, not soft.
- Sellers who price carefully and prepare well are still getting full value.
- Buyers who move thoughtfully but not slowly are still finding homes.
One thing worth remembering: these numbers cover all of Chantilly. One street, one neighborhood, or one price range can read very differently from the ZIP code as a whole. If you want to know what the data says about your specific address, reach out.
