Falls Church has more listings, but demand is still moving
More homes are sitting on the market in Falls Church right now. That is the headline number. But buyers are still making moves, and that changes what the inventory rise actually means for you.
The Real Estate Data Aggregator counted 282 homes for sale across Falls Church ZIP codes in the three months ending August 31, 2026. That is up 23.7% from the same period a year before. At the same time, pending sales across those same ZIP codes rose 4.5%, to 324. Buyers have more to look at, and they are still buying.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Falls Church is part of that same pattern. More supply is arriving everywhere. What matters here is how each ZIP code inside Falls Church is reading that shift.
Each ZIP code tells a different story
The five ZIP codes that make up Falls Church are not moving in the same direction. Here is what the Real Estate Data Aggregator counted for each one in the three months ending August 31, 2026.
ZIP 22046: the tightest market in Falls Church
ZIP 22046 had only 1.7 months of supply, the lowest of any Falls Church ZIP code, according to the Real Estate Data Aggregator. Homes there sold in a median of 27 days, 6 days faster than a year before. The median sale price rose 21.8% year over year, to $1,187,255. Nearly 4 in 10 homes sold above list price. Inventory there is actually down 11.4% from a year ago, so this ZIP is moving in the opposite direction from the broader Falls Church trend.
ZIP 22041: the most supply, the longest wait
ZIP 22041 is where buyers have the most options right now. The Real Estate Data Aggregator counted 77 homes for sale there, up 97.4% from a year before. That is nearly double the inventory. The median sale price dipped 7.6% year over year, to $425,000. Homes sat for a median of 61 days, 16 days longer than the same period last year. Supply reached 4.1 months, the highest of any Falls Church ZIP code. Only 15.8% of homes sold above list price.
For sellers in 22041, preparation and pricing matter more than they did a year ago. Buyers have real choices there now. For buyers, it is one of the more patient markets in the area.
ZIP 22042 and 22043: active and competitive
ZIP 22042 had 94 homes sold in the period, up 6.8% from a year before. Pending sales rose 12.6%, to 98. The average sale price came in at 100.2% of list price, meaning homes there sold right at asking or slightly above. One in three homes sold above list price. Months of supply held at 2.2, nearly unchanged from a year ago.
ZIP 22043 moved quickly. The Real Estate Data Aggregator counted a median of 34 days on market, 6 days faster than a year before. More than 4 in 10 homes sold above list price, and the average sale price reached 100.7% of list. Pending sales rose 8.1%. Supply stayed at 2.8 months, essentially flat year over year.
ZIP 22044: the biggest jump in activity
ZIP 22044 saw the sharpest rise in sales volume. The Real Estate Data Aggregator counted 37 homes sold, up 48% from a year before. New listings rose 58.6%, and homes for sale nearly doubled, up 94.7%. Pending sales rose 20.7%. The median sale price came in at $731,350, down 14.5% year over year. More homes, more buyers, but also more price adjustment.
What the national picture adds
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. The 15-year rate averaged 6.73%. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Higher rates slow some buyers, which is part of why homes are sitting longer in some ZIP codes.
Realtor.com also reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Falls Church is not immune to that pattern. ZIP 22041 and 22044 both saw median sale prices fall year over year. The National Association of Realtors reported that existing-home sales dipped 2.0% in August 2026, though sales are still up 1.6% year to date through the first eight months of 2026.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That national gain does not apply evenly to every ZIP code inside Falls Church, as the scoreboard above shows.
What this means if you are thinking about selling
Demand is still there. Pending sales across Falls Church rose 4.5%, and homes in 22042, 22043, and 22046 are still selling at or above list price. But buyers have more to compare than they did a year ago. Preparation, condition, and pricing all matter more now. A home that is well presented and priced to the current market can still do well. One that is not may sit.
What this means if you are thinking about buying
You have more options than buyers did a year ago, especially in 22041 and 22044. In 22046 and 22043, competition is still real. Homes in those ZIP codes are moving in under 35 days, and many are going above list price. Knowing which ZIP code fits your goals, and your budget, matters before you start.
