Falls Church inventory is up, but not every part of the market feels looser

More homes are listed in Falls Church. That is the headline. But the story underneath it is more specific than that. The Real Estate Data Aggregator counted 282 homes for sale across Falls Church in the three months ending August 31, 2026. That is up 23.7% from the same months of 2025. Nationally, the National Association of Realtors reported inventory at 1.60 million homes in September 2026. So the trend is wider than just this area. What matters here is where that extra supply is sitting, and where it is not.

Supply is not spread evenly

ZIP 22041 has 4.1 months of supply, according to the Real Estate Data Aggregator. That is up 2.4 months from a year ago. ZIP 22046 has 1.7 months. Those two numbers describe very different conditions. In 22041, buyers have more time and more options. In 22046, well-prepared homes are still moving quickly.

What is happening in each ZIP code

ZIP 22041 had the most supply and the longest wait. The Real Estate Data Aggregator shows a median of 61 days on market, up 16 days from a year ago. The median sale price came in at $425,000, down 7.6% from the same months of 2025. Homes are still selling, 57 closed in the period, but buyers are taking more time. Only 15.8% of homes sold above list price.

ZIP 22046 tells a different story. The Real Estate Data Aggregator counted a median of 27 days on market, six days shorter than a year ago. The median sale price was $1,187,255, up 21.8%. Nearly 4 in 10 homes, 39.1%, sold above list price. Supply is tight at 1.7 months, and new listings fell 16.1% from a year ago. Fewer homes came to market, and the ones that did moved.

ZIP 22042 sits in between. The Real Estate Data Aggregator shows 94 homes sold, up 6.8% from a year ago. The median sale price was $781,000, down 1.5%. Homes averaged 48 days on market. The sale-to-list ratio was 100.2%, and 33% of homes sold above list price. Pending sales rose 12.6%. That combination suggests steady demand, even if it takes a little longer than it did.

ZIP 22043 showed a median sale price of $904,000, down 13.6% from a year ago, according to the Real Estate Data Aggregator. That is the largest price dip of any ZIP in this market. Still, homes here moved in a median of 34 days, six days faster than a year ago. And 40.3% sold above list price, up 4.4 points. The price drop may reflect what sold, not a weakening market overall.

ZIP 22044 had the biggest jump in activity. The Real Estate Data Aggregator counted 37 homes sold, up 48% from a year ago. New listings rose 58.6%. Homes for sale nearly doubled, up 94.7%. The median sale price was $731,350, down 14.5%. More supply came in, prices adjusted, and more buyers showed up. That is a market finding its level.

The wider picture

Freddie Mac put the 30-year fixed-rate mortgage at 7.40% as of October 15, 2026. The 15-year rate was 6.71%. Realtor.com reported that rates climbed above 7% for the first time since January 2025. That matters for buyers deciding how much they can afford, and for sellers thinking about how many buyers are in the pool.

Realtor.com also reported that 20.8% of listings nationally had a price cut in September 2026, the highest share since October 2022. That is a national figure, not a Falls Church one. But it is a reminder that overpriced homes are sitting longer in many markets right now.

What this means for buyers and sellers

If you are buying, more inventory gives you more options in parts of Falls Church. ZIP 22041 has the most supply and the most time to decide. ZIP 22046 still moves quickly, so preparation matters there.

If you are selling, the data shows that well-priced homes are still selling. In ZIP 22042 and 22043, more than 100% of list price is still the average outcome. In ZIP 22041, prices dipped and homes took longer. That gap is not about the market being good or bad. It is about pricing and preparation matching the conditions in your specific area.
