Great Falls has more homes for sale, but many are still moving

By Elizabeth Sachero-Perez
Real estate, Great Falls

The biggest shift in Great Falls right now is supply. The Real Estate Data Aggregator counted 68 homes for sale in ZIP 22066 during the three months ending August 31, 2026. That is up 41.7% from the same months of 2025. More homes for sale means more competition for sellers and more choice for buyers. That is the headline fact every homeowner here should know.

More supply does not mean buyers have stopped moving. The Real Estate Data Aggregator counted 61 pending sales in ZIP 22066 for the same period. That is up 22% from a year before. Homes are still going under contract. Buyers are active, but they have more to choose from.

Prices dipped a little, but sellers are still close to their asking price

The Real Estate Data Aggregator put the median sale price in ZIP 22066 at $1,670,000 for the three months ending August 31, 2026. That is down 1.8% from the same months of 2025. A small dip, not a drop. Sellers are still getting very close to what they ask. The Real Estate Data Aggregator measured the average sale price at 98.8% of list price, down just 0.6 points from a year before.

Nearly 1 in 3 homes sold above list price. The Real Estate Data Aggregator found that 30.2% of homes in ZIP 22066 sold above list price during the three months ending August 31, 2026. That share is actually up 2.8 points from a year before. So while there is more inventory, well-priced homes are still drawing strong offers.

About 4 in 10 homes went under contract within two weeks

The Real Estate Data Aggregator found that 41% of homes in ZIP 22066 went under contract within two weeks of listing, for the three months ending August 31, 2026. That is down 3 points from a year before. Still, 4 in 10 homes moving that fast tells you that prepared, well-priced homes are not sitting long.

New listings are up too, which is where the extra competition comes from

The Real Estate Data Aggregator counted 72 new listings in ZIP 22066 for the three months ending August 31, 2026. That is up 30.9% from the same months of 2025. More sellers came to market. That is where the inventory growth is coming from. It also means buyers have real options, which is a change from a year ago.

The national picture adds context

Great Falls is not alone in seeing more supply. The National Association of Realtors reported that national inventory reached 1.60 million homes in September 2026. Existing-home sales rose 1.5% that same month, reaching 3.99 million units. More supply nationally, but buyers are still purchasing. That pattern matches what the Real Estate Data Aggregator shows here in Great Falls.

Freddie Mac put the average 30-year fixed-rate mortgage at 7.40% as of October 15, 2026. The 15-year fixed averaged 6.71%. Rates at that level do slow some buyers, but pending sales in Great Falls are still up 22% year over year. Buyers who are ready are moving forward.

What this means if you own a home in Great Falls

More homes for sale means your home has more competition than it did a year ago. The Real Estate Data Aggregator shows months of supply at 3.3 months, up 1.3 months from last year. That is still relatively lean, but it is a real shift. Pricing carefully and preparing your home well matter more now than they did twelve months ago.

The median sale price of $1,670,000 is down 1.8% from a year before, according to the Real Estate Data Aggregator. That is a small, honest dip. It does not mean values have fallen sharply. It means the market is finding a new balance after a period of very tight supply.

In short
  1. Great Falls has more homes for sale and more new listings than a year ago.
  2. Prices are down a little.
  3. Homes are taking one day longer to sell.
  4. But pending sales are up 22%, nearly 1 in 3 homes sold above list price, and 41% went under contract within two weeks.
  5. The market is more balanced, not slow.
  6. Preparation and pricing still decide which homes move and which ones sit.

One more thing worth knowing: the numbers above cover all of ZIP 22066. One street or one price range can read very differently from the ZIP code as a whole. If you want to know what is happening closer to your address, reach out.
