Great Falls Has More Listings, but Buyers Are Still Writing Contracts
More homes are on the market in Great Falls. That is the headline. But buyers did not walk away. The Real Estate Data Aggregator counted 61 pending sales in ZIP 22066 for the three months ending August 31, 2026. That is up 22% from the same period a year before. More supply and more contracts at the same time. That is the story worth understanding.
The Real Estate Data Aggregator also counted 72 new listings in ZIP 22066 during that period, up 30.9% from a year before. More sellers came to market. That pushed months of supply to 3.3, up 1.3 months from the prior year. Buyers now have more to look at. That part is real.
This fits a national picture. The National Association of Realtors reported that September 2026 inventory reached 1.60 million homes nationwide. More choices for buyers is a theme across the country, not just here.
Prices held close to where they were
The Real Estate Data Aggregator put the median sale price in ZIP 22066 at $1,670,000 for the three months ending August 31, 2026. That is down 1.8% from the same period a year before. Prices dipped a little. They did not fall sharply. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Great Falls moved slightly against that national current, but the gap is not wide.
Well-priced homes are still moving
The Real Estate Data Aggregator found that 30.2% of homes in ZIP 22066 sold above list price during this period. That share is up 2.8 points from a year before. Nearly 3 in 10 homes drew offers over asking. That is not a market where buyers gave up. The average sale price came in at 98.8% of list, down just 0.6 points from a year before. Sellers are getting very close to what they asked.
The Real Estate Data Aggregator also found that 41% of homes went under contract within two weeks of listing. That share is down 3 points from a year before, a small step back. Still, four in ten homes found a buyer quickly. Speed still rewards good preparation and honest pricing.
How long homes are sitting
The Real Estate Data Aggregator counted a median of 41 days on market in ZIP 22066 for the three months ending August 31, 2026. That is one day longer than the same period a year before. Not every home sold fast, and that is worth knowing before you set a price.
What mortgage rates look like right now
Freddie Mac reported that the 30-year fixed-rate mortgage averaged 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68%. Rates shape what buyers can afford, and at these levels, pricing a home carefully still matters.
