Great Falls has more listings, but many homes are still moving

The one fact that changes what sellers should do right now: inventory in Great Falls rose 41.7% compared with the same period last year. The Real Estate Data Aggregator counted 68 homes for sale in ZIP 22066 during the three months ending August 31, 2026. More competition means pricing and preparation matter more than they did a year ago.

The National Association of Realtors reported that national inventory reached 1.60 million homes in September 2026. Great Falls is moving in the same direction. More choices for buyers means sellers need to stand out.

Buyers have more to look at, and more are moving forward

More listings have not slowed buyers down entirely. The Real Estate Data Aggregator counted 61 pending sales in ZIP 22066 for the three months ending August 31, 2026. That is up 22% from the same period in 2025. Buyers are still making decisions. They are just taking a little longer to compare.

Prices dipped a little, but homes are still selling close to list

The Real Estate Data Aggregator put the median sale price in ZIP 22066 at $1,670,000 for the three months ending August 31, 2026. That is down 1.8% from the same period in 2025. A small dip, not a drop. Homes still sold at 98.8% of list price on average, down just 0.6 points from a year before.

For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Great Falls moved in a slightly different direction locally, which is a good reason to look at your own street rather than the national headline.

Nearly 3 in 10 homes still sold above asking

The Real Estate Data Aggregator found that 30.2% of homes in ZIP 22066 sold above list price during the three months ending August 31, 2026. That share is actually up 2.8 points from a year before. Well-priced, well-prepared homes are still drawing competition.

At the same time, the share of homes going under contract within two weeks of listing slipped to 41%, down 3 points from 2025, according to the Real Estate Data Aggregator. Some homes are moving quickly. Others are sitting longer. The difference often comes down to price and condition.

Median days on market: 41 days

The Real Estate Data Aggregator counted a median of 41 days on market in ZIP 22066 for the three months ending August 31, 2026. That is one day longer than the same period in 2025. Not a dramatic shift, but a signal that buyers are being more deliberate.

Mortgage rates are part of the picture too

Freddie Mac reported that the 30-year fixed-rate mortgage averaged 7.24% as of October 29, 2026. That affects how much buyers can borrow and how they weigh their options. It is one more reason that a well-priced home stands out from the rest of the field.

What this means for sellers

More homes are competing for attention. The Real Estate Data Aggregator counted 72 new listings in ZIP 22066 during the three months ending August 31, 2026, up 30.9% from 2025. Buyers have real choices now. Pricing too high or skipping preparation is a bigger risk than it was a year ago.

The homes that are selling above list price have something in common: they look right and they are priced right from day one. That combination still works in Great Falls.

What this means for buyers

More listings give you more to compare. Pending sales are up 22%, so other buyers are still moving forward. If you find a home that fits, the data suggests that well-priced homes do not sit long. The 41% that went under contract within two weeks are proof of that.

In short
  1. Great Falls has more homes for sale than a year ago, and prices are close to flat.
  2. Pending sales are up, and nearly 3 in 10 homes sold above list.
  3. The market is more balanced than it was, but preparation and pricing still decide which homes move and which ones wait.

These numbers cover all of ZIP 22066. One street can read very differently from the ZIP code as a whole. A few blocks can change the picture entirely.
