Herndon inventory stayed tight even as national supply grew

Nationally, the picture looks looser than it did a year ago. The National Association of Realtors put months of supply at 4.9 months in August 2026. Herndon is a different story. The Real Estate Data Aggregator measured just 1.8 months of supply in ZIP 20170 and 2 months in ZIP 20171, for the three months ending August 31, 2026. That gap matters. Fewer choices in Herndon than national headlines suggest.

Across both ZIPs together, the Real Estate Data Aggregator counted 276 homes sold and 246 pending sales in the three months ending August 31, 2026. Both figures were up from the same period of 2025. That suggests steady demand even as the national picture shifted.

Above-list sales and quick contracts

In ZIP 20170, the Real Estate Data Aggregator found that 41.7% of homes sold above list price in the three months ending August 31, 2026. That share was up 11.4 points from a year before. In ZIP 20171, 28% of homes sold above list price, up 0.9 points from a year ago. Homes there took a median of 35 days to sell, 4 days longer than the same period of 2025. More inventory in that ZIP may explain a slightly slower pace. Still, 43.7% of homes went under contract within two weeks.

What the national picture adds

Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Those pressures are real. In Herndon, though, supply stayed at 1.8 and 2 months. That is a different condition than 4.9 months nationally.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. National price growth was modest. In Herndon, the median sale price in ZIP 20170 held at $700,000, unchanged from a year ago. In ZIP 20171 it was $750,000, down just 1.3%.

In short
  1. The Real Estate Data Aggregator counted 276 homes sold across Herndon in the three months ending August 31, 2026, up 5.7% from a year before.
  2. Supply held at 1.8 to 2 months, well below the 4.9 months the National Association of Realtors reported nationally.
  3. Homes that were priced well still drew quick offers.
  4. One street can read differently from the whole ZIP code, so local detail matters.
