Higher rates are reshaping buyer budgets in McLean

Rates crossed 7% again. That one fact changes what buyers can afford each month, and it changes how carefully they compare every home they tour.

Redfin reported that weekly average as of the four weeks ending October 25, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Those two readings tell the same story: borrowing costs are meaningfully higher than buyers planned for earlier this year.

What a 7% rate means for a monthly payment

Redfin put the median monthly mortgage payment at $2,786 for the four weeks ending October 25, 2026. That is a national figure, not a McLean figure. McLean prices run well above the U.S. median, so local payments are higher. The direction still matters: when rates rise, the monthly cost rises with them, even if the list price stays the same.

Sellers are feeling it too

Realtor.com reported that 20.8% of listings nationally carried a price cut in September 2026, the highest share since October 2022. That does not mean every McLean home is overpriced. It does mean that buyers are comparing closely, and homes priced above what the market will carry are sitting longer.

More homes are available nationally

National inventory snapshot, as of November 1, 2026
Active listings nationally (Realtor.com, September 2026)
Topped 1.16 million homes for sale
Existing-home sales nationally (NAR, September 2026)
3.99 million units, up 1.5% from prior month
U.S. house price change, August 2025 to August 2026 (FHFA)
Prices still up year over year, but the pace is modest

The National Association of Realtors counted 3.99 million existing-home sales in September 2026, up 1.5% from the month before. Realtor.com reported active listings topping 1.16 million homes nationally. More supply and more careful buyers, together, give each listing more competition than it had a year ago.

Prices are still rising, just slowly

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, prices rose 0.3% in August, seasonally adjusted. Prices are not falling nationally. The growth has slowed, and buyers know it.

What this means for McLean buyers and sellers

There are no Real Estate Data Aggregator counts for McLean this period. The numbers above are national. McLean is its own market, and one street can read very differently from a national average.

  • Buyers: at 7.32%, the monthly payment may shape what fits your budget more than the list price alone.
  • Sellers: buyers are comparing homes closely right now. Presentation and pricing both matter.
  • Both: national price cuts hit 20.8% in September 2026. That is a signal worth watching, even if McLean moves at its own pace.
In short
  1. Rates above 7% are real, and they are shaping how buyers in McLean think about every home they see.
  2. Sellers who price carefully and prepare well are in a stronger position.
  3. One block in McLean can tell a different story than the national picture.
  4. Local guidance matters more when the national numbers are shifting.
