More homes are for sale in Chantilly, but buyers are still moving
More homes are sitting on the market in Chantilly than a year ago. That is the headline number for sellers to know as of October 18, 2026. More competition does not mean buyers have left. They are still writing contracts.
The Real Estate Data Aggregator counted 121 homes for sale across ZIPs 20151 and 20152 in the three months ending August 31, 2026. That is up 31.5% from the same months in 2025. Nationally, the National Association of Realtors reported inventory reached 1.60 million homes in September 2026. More supply is a pattern playing out well beyond Chantilly.
Here is what keeps this from being a gloomy story. The Real Estate Data Aggregator counted 179 pending sales across Chantilly in those same three months, up 2.3% from a year before. Buyers are still in the market. They have more choices, but they are still choosing.
The two ZIP codes tell different stories
Chantilly covers two ZIP codes, and they are not moving the same way. Knowing which one your home sits in matters.
| 20151 | 20152 | |
|---|---|---|
| Median sale price | $684,195 | $867,750 |
| Price change, year over year | +1.8% | +8.5% |
| Homes for sale | 43 | 78 |
| Inventory change, year over year | +2.4% | +56% |
| Median days on market | 44 days | 35 days |
| Sale price as share of list price | 100.8% | 99.8% |
In ZIP 20151, the Real Estate Data Aggregator counted 43 homes for sale, up just 2.4% from a year ago. The median sale price was $684,195, up 1.8%. Homes there sold for an average of 100.8% of list price, up 1 point from last year. That means sellers in 20151 are still, on average, getting above their asking price.
ZIP 20152 is where the inventory shift is sharper. The Real Estate Data Aggregator counted 78 homes for sale there, up 56% from a year ago. That is a big jump. Still, the median sale price rose 8.5% to $867,750. And 31.5% of homes sold above list price, up 3.8 points from last year. More competition for sellers, but prices held up.
How fast are homes moving?
In ZIP 20151, the Real Estate Data Aggregator found the median days on market was 44 days, 10 days longer than the same period in 2025. Homes are still selling, but buyers are taking a little more time. In ZIP 20152, the median was 35 days, just 1 day longer than last year.
Nearly half of homes in each ZIP went under contract within two weeks. The Real Estate Data Aggregator found 47.4% of homes in 20151 did so, down 2 points from last year. In 20152, 50.5% went under contract within two weeks, down just 0.5 points. Well-priced homes are still moving quickly.
What the national picture adds
The wider market adds some context. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025 as of September 30, 2026. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow some buyers down.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Chantilly has not seen that kind of softening in prices, but it is a signal that pricing carefully matters more now than it did a year ago.
The National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million. Buyers are still active nationally, even with rates above 7%. That lines up with what the Real Estate Data Aggregator shows in Chantilly: pending sales up, homes sold up slightly.
What this means if you are thinking about selling
More homes for sale means more competition. That is honest. Buyers in Chantilly have more choices than they did a year ago, especially in ZIP 20152. Pricing your home carefully from the start matters more in that environment.
The good news: buyers are still writing contracts. The Real Estate Data Aggregator counted 188 homes sold across Chantilly in the three months ending August 31, 2026. Homes priced well and presented well are still finding buyers, sometimes within two weeks.
What this means if you are thinking about buying
More inventory means more options. That is a real shift from a year ago, particularly in ZIP 20152. You may have more time to look and compare without every home disappearing overnight.
Still, nearly half of homes in Chantilly went under contract within two weeks, according to the Real Estate Data Aggregator. The homes that are priced right are not sitting long. Being prepared before you make an offer still matters.
- Inventory in Chantilly is up 31.5% year over year, according to the Real Estate Data Aggregator.

One last thing worth saying: these numbers cover whole ZIP codes. One street, one price range, one style of home can read very differently from the overall picture. If you want to know what the data shows for your specific address, reach out.
