More sellers listed in Chantilly this summer. That is worth knowing before you price your home or make an offer.

The Real Estate Data Aggregator counted 121 homes for sale across Chantilly in the three months ending August 31, 2026. That is up 31.5% from the same months in 2025. New listings across both ZIP codes rose 9.5% to 207 homes. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. More choices, at every level.

Here is the part that matters most for sellers. Demand did not disappear. The Real Estate Data Aggregator counted 179 pending sales across Chantilly, up 2.3% from a year before. Buyers are still out there. They are just choosing more carefully.

The two ZIP codes tell different stories

Chantilly covers two ZIP codes, and they moved in different directions this summer. It helps to look at each one.

In ZIP 20151, the Real Estate Data Aggregator counted 96 homes sold, up 11.6% from a year before. The median sale price was $684,195, up 1.8%. Homes averaged 100.8% of list price. That means the typical home sold slightly above what the seller asked.

Days on market did stretch. The median was 44 days in 20151, which is 10 days longer than the same period in 2025. That is a real shift. Homes are not moving as fast as they did last summer. Pricing and preparation matter more now.

In ZIP 20152, prices rose more sharply. The Real Estate Data Aggregator put the median sale price at $867,750, up 8.5% from a year before. Homes sold in a median of 35 days, just 1 day longer than 2025. Half of all homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator.

Supply in 20152 rose more steeply. Homes for sale climbed 56% from a year before, and months of supply rose to 2.6 months. That is still a limited market, but sellers in 20152 have more competition today than they did last summer.

What the national picture adds

The national backdrop helps explain what buyers are dealing with. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022, according to Realtor.com. That is a sign that some sellers overshot on price.

The National Association of Realtors reported that existing-home sales reached 3.99 million in September 2026, up 1.5% from the month before. Sales are moving. They are just moving more selectively.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Chantilly's own numbers, at 1.8% in 20151 and 8.5% in 20152, sit on both sides of that national figure.

What this means for sellers in Chantilly

More inventory means buyers have more to compare your home against. That is different from a year ago. Homes that are priced right and prepared well are still selling at or above list price. The Real Estate Data Aggregator shows 36.5% of homes in 20151 and 31.5% in 20152 sold above list price this summer.

But the homes that are not priced right are sitting longer. In 20151, days on market stretched 10 days compared with last summer. First impressions matter more when buyers have options.

What this means for buyers in Chantilly

You have a few more choices than you did a year ago. In 20152, homes for sale rose 56%, according to the Real Estate Data Aggregator. That is a meaningful shift. Still, nearly half of all homes in both ZIP codes went under contract within two weeks of listing. The well-priced homes still move fast.

In short
  1. Chantilly has more homes on the market than it did a year ago, and buyers have more to consider.
  2. But pending sales still rose 2.3% and homes are still selling at or above list price in both ZIP codes.
  3. This is a market with more competition, not a market that has stalled.

One more thing worth saying. These numbers cover whole ZIP codes. One street, one building, or one price range can read very differently from the ZIP code average. If you want to know what is happening right where you are, reach out.
