More homes came on the market in Chantilly, but supply is still tight
More homes came to market in Chantilly this summer. That gives buyers a little more to look at. But sellers should know the supply is still thin, and pricing still matters.
The Real Estate Data Aggregator counted 121 homes for sale across Chantilly in the three months ending August 31, 2026. That is up 31.5% from the same months in 2025. At the same time, Realtor.com reported active listings topping 1.16 million homes nationally in September 2026. Chantilly moved in the same direction as the country.
More listings came to market, and more homes went under contract. Both numbers moved up together. That is a healthy sign.
The two ZIP codes tell different stories
Chantilly covers two ZIP codes, 20151 and 20152. They are close together on a map, but the numbers are not the same.
| 20151 | 20152 | |
|---|---|---|
| Median sale price | $684,195 | $867,750 |
| Price change from a year before | up 1.8% | up 8.5% |
| Months of supply | 1.4 months | 2.6 months |
| Median days on market | 44 days | 35 days |
| Sold above list price | 36.5% | 31.5% |
In ZIP 20151, the Real Estate Data Aggregator counted 1.4 months of supply. That is very tight. Only 43 homes were for sale, up just 2.4% from a year before. The median sale price was $684,195, up 1.8%.
In ZIP 20152, the Real Estate Data Aggregator counted 2.6 months of supply. That is still tight by most measures, but it is a bigger shift. Homes for sale there rose 56% from a year before, reaching 78. The median sale price was $867,750, up 8.5%.
Homes are still selling, and many are going fast
In ZIP 20152, the Real Estate Data Aggregator found that 50.5% of homes went under contract within two weeks of listing. In ZIP 20151, that share was 47.4%. Nearly half of all homes in both parts of Chantilly found a buyer in the first two weeks.
In ZIP 20151, the Real Estate Data Aggregator found that 36.5% of homes sold above list price. That share is down 4.2 points from a year before. Not every home drew multiple offers. But the average sale still came in at 100.8% of list price, up 1 point from a year before.
In ZIP 20152, 31.5% of homes sold above list price, up 3.8 points from a year before. The average sale came in at 99.8% of list price. Homes there took a median of 35 days to sell, 1 day longer than a year before.
Days on market crept up in 20151
The Real Estate Data Aggregator found that the median days on market in ZIP 20151 was 44 days in the three months ending August 31, 2026. That is 10 days longer than the same period a year before. Homes are still selling, but buyers are taking a little more time.
That extra time is not a reason to worry. It is a reason to prepare. A home that is priced well and presented well is still moving.
What the national picture adds
Nationally, the National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million. Inventory reached 1.60 million homes that month. Chantilly's trend matched that direction.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That can slow some buyers. It also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Chantilly is not immune to those pressures, and pricing carefully matters more when rates are higher.
What this means if you are buying
You have more to look at than you did a year ago. The Real Estate Data Aggregator counted 207 new listings across Chantilly in the three months ending August 31, 2026, up 9.5% from a year before. That is real choice. But supply is still under three months in both ZIP codes. Well-priced homes are still going quickly.
What this means if you are selling
More competition is coming to market. The 56% jump in homes for sale in ZIP 20152 is worth noting. Preparation and pricing still move homes. The sellers who did the work still closed above list price. The ones who did not had to wait longer.
- Chantilly inventory rose 31.5% across both ZIP codes in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
- That gives buyers more options.
