More listings are giving Reston buyers more room to compare

Thinking about selling in Reston, or comparing neighborhoods before you buy? The number that changes what you should do right now is this: homes for sale across Reston rose 68.8%, according to the Real Estate Data Aggregator. More supply means more competition for sellers, and more room to compare for buyers.

That shift is not just a Reston story. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. More inventory at every level means buyers have options they did not have a year ago.

What the numbers show across Reston's three ZIP codes

The Real Estate Data Aggregator counted 287 homes sold across ZIPs 20190, 20191, and 20194 in the three months ending August 31, 2026. That is down 5.3% from the same months in 2025. Sales slowed a little even as prices held up.

New listings rose 15.8% across Reston, per the Real Estate Data Aggregator. More homes coming to market is good news for buyers. For sellers, it means your home needs to stand out from the start.

Prices still moved up, even with more competition

Higher inventory did not push prices down. Each ZIP code saw its median sale price rise from a year before, according to the Real Estate Data Aggregator. That is an honest positive in a market where supply grew quickly.

ZIP 20190 saw the largest price gain, up 15.4% to a median of $600,000. ZIP 20191 reached $665,000, up 5.7%. ZIP 20194 came in at $795,000, up 12.2%. All three figures come from the Real Estate Data Aggregator.

How quickly are homes selling?

ZIP 20191 moved the fastest. The Real Estate Data Aggregator put the median days on market there at 31 days, three days shorter than a year before. Nearly 52% of homes in 20191 went under contract within two weeks of listing.

ZIP 20194 tells a different story. That share fell 18.1 points from the same period in 2025, per the Real Estate Data Aggregator. More homes are sitting longer there. Sellers in 20194 face the biggest shift in buyer behavior.

Are sellers still getting close to their asking price?

Yes, mostly. The Real Estate Data Aggregator shows sale-to-list ratios of 99.7% in 20190, 100.3% in 20191, and 100.2% in 20194. Homes priced well are still closing near or above list. But the margin for overpricing is thinner now.

In ZIP 20194, the share of homes that sold above list price fell 8.7 points from 2025, according to the Real Estate Data Aggregator. That is the clearest sign that buyers in that part of Reston have more leverage than before.

The national picture adds context

The National Association of Realtors reported that existing-home sales reached 3.99 million in September 2026, up 1.5% from the month before. National inventory rose to 1.60 million homes. Sales are moving, just more slowly than in recent years.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Fannie Mae's forecast, as reported by CNBC on October 14, 2026, put the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow some buyers down. That is part of why pending sales in Reston dipped.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Reston prices held up better than that national trend suggests. Still, it is a reminder that preparation and pricing matter more when buyers have options.

What this means if you are selling

  • Inventory in Reston is up sharply. Your home is competing with more listings than it was a year ago.
  • Homes priced well are still closing near or above list price, per the Real Estate Data Aggregator.
  • First impressions matter more when buyers have more to compare. Preparation and presentation count.
  • ZIP 20194 saw the sharpest drop in quick contracts. If your home is there, pricing strategy deserves extra attention.

What this means if you are buying

  • You have more homes to look at than buyers did a year ago.
  • In ZIP 20191, more than half of homes still went under contract within two weeks. Well-priced homes move.
  • In ZIP 20194, buyers have a little more time and room to compare before making a move.
  • Rates above 7% affect what you can afford. Run your numbers before you start comparing homes.
In short
  1. Reston inventory rose 68.8% in the three months ending August 31, 2026. Prices are still up across all three ZIP codes.
  2. Homes priced well are still closing near list.
  3. But buyers have more to look at, and sellers face more competition than they did a year ago.
  4. Preparation and honest pricing are the two things that make the difference right now.

One more thing worth knowing: these numbers cover whole ZIP codes. One street, one building, or one price range can read very differently from the ZIP code average. If you want to know what is happening closest to your home, reach out and I can walk you through it.
