More sellers are cutting prices as mortgage rates stay above 7%

Pricing is doing more work right now. Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That is roughly 1 in 5 active listings. For McLean sellers, that number is a signal: first impressions and pricing matter more than usual.

Mortgage rates are part of why buyers are hesitating. Realtor.com reported that rates climbed above 7% for the first time since January 2025. Redfin also noted rates above 7% in its report for the four weeks ending September 20, 2026. Higher rates shrink what buyers can afford, and that puts pressure on asking prices.

Sales are up for the year, even if August slowed

The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026. That is a monthly dip, not a collapse. Year to date through the first eight months of 2026, sales are still up 1.6% compared to the same period a year before. The market is moving, just not quickly.

Home prices are still rising, just slowly

The Federal Housing Finance Agency reported that U.S. house prices rose 0.3% from June to July 2026, after seasonal adjustment. Over the year from July 2025 to July 2026, prices rose 2.6%. Prices are not falling nationally. They are growing at a slower pace, which is different.

What this means for McLean homeowners and buyers

The Real Estate Data Aggregator has no McLean-specific counts for this period. The numbers above come from national reporting. McLean is a high-demand market, and local conditions can read very differently from national averages. What happens on one street in McLean may not match what happens two miles away.

In short
  1. Nationally, nearly 1 in 5 listings had a price cut in September 2026, per Realtor.com.
  2. Rates are above 7% for the first time since January 2025. Home prices are still up year over year, but sellers who price carefully from the start are in a better position.
  3. For buyers, more cuts may mean more room to look closely at value.
  4. Local conditions in McLean can vary street by street.

If you are thinking about selling in McLean, pricing and presentation matter more when buyers have options. If you are comparing homes, this is a good time to look carefully at what similar homes are actually selling for, not just what they are listed at. One street can tell a very different story from the ZIP code as a whole.
