Oakton homes still moved quickly despite higher mortgage rates

Rates are up, but Oakton buyers are still moving fast. That is the clearest thing the numbers say for the three months ending August 31, 2026.

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. Oakton told a different story.

The Real Estate Data Aggregator counted that 49.3% of Oakton homes in ZIP 22124 went under contract within two weeks of listing. That share rose 3.5 points from the same period in 2025. Nearly half of all listings did not sit long.

The Real Estate Data Aggregator also found that median days on market fell to 29 days. That is 7 days shorter than the same three months a year before. Well-priced homes are not waiting around.

Prices rose sharply, and most homes sold above list

The Real Estate Data Aggregator put the median sale price in ZIP 22124 at $1,192,500 for the three months ending August 31, 2026. That is up 19.3% from the same period in 2025. The Federal Housing Finance Agency reported that U.S. house prices rose just 2.6% from July 2025 to July 2026. Oakton ran well ahead of that national pace.

The Real Estate Data Aggregator found that 44.9% of Oakton homes sold above list price. That share jumped 15.9 points from a year before. The average sale price came in at 101.2% of list price, up 2.3 points from 2025.

Supply stayed tight, and demand held steady

The Real Estate Data Aggregator counted 43 homes for sale in Oakton during the period. That is up 7.5% from a year before, but still a thin supply. Months of supply came in at 1.7, up just 0.1 months from 2025. Markets with more than 5 or 6 months of supply tend to favor buyers. Oakton is far from that.

The Real Estate Data Aggregator recorded 73 pending sales for the period, up 1.4% from a year before. New listings also rose 1.4%, reaching 70 for the three months ending August 31, 2026. Demand kept pace with new supply coming in.

What this means for sellers and buyers

For sellers, first impressions still matter. The Real Estate Data Aggregator shows that nearly half of Oakton homes went under contract within two weeks. Homes that are priced well and presented well are the ones drawing that response.

For buyers, this means well-priced homes can move quickly even in a higher-rate environment. Realtor.com noted that rates climbed above 7% and that price cuts hit a four-year high nationally. In Oakton, the picture was more competitive than that national trend suggests.

In short
  1. The Real Estate Data Aggregator counted 78 homes sold in Oakton ZIP 22124 in the three months ending August 31, 2026. The median sold for $1,192,500, up 19.3% from a year before.
