Oakton moved faster than the national market this summer
The National Association of Realtors reported 4.9 months of supply across the country. The Real Estate Data Aggregator counted 1.7 months in Oakton for the same period. That gap tells you something important about local timing.
This covers the three months ending August 31, 2026. Here is what the Real Estate Data Aggregator counted for ZIP code 22124.
That 29-day median was 7 days shorter than the same three months in 2025, according to the Real Estate Data Aggregator. Nationally, the picture looked slower. Existing-home sales fell 2.0% in August, the National Association of Realtors reported. Oakton did not follow that pattern.
The median sale price in Oakton reached $1,192,500, up 19.3% from the same three months in 2025. The Federal Housing Finance Agency put the national year-over-year gain at 2.6% through July. Oakton's gain was well above that.
Nearly half of homes sold above asking
The Real Estate Data Aggregator found that 44.9% of Oakton homes sold above list price. That share was up 15.9 points from the same period in 2025. Not every home sold above asking, but the trend moved clearly in that direction.
Half of homes went under contract within two weeks
The Real Estate Data Aggregator counted that 49.3% of Oakton homes went under contract within two weeks of listing. That share was up 3.5 points from a year before. Buyers who waited often missed the window.
A little more inventory, but still tight
The Real Estate Data Aggregator found 43 homes for sale in Oakton, up 7.5% from a year before. New listings came in at 70, up 1.4%. Supply edged up a little. It did not change the overall picture much.
The broader backdrop
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Nationally, price cuts hit 20.8% of listings in September, the highest share since October 2022, Realtor.com reported. Oakton's sale-to-list ratio of 101.2% sat well above that national softness.
Wages grew 3.1% in August nationally, the National Association of Realtors reported. That matters for buyers watching what they can afford. The Federal Housing Finance Agency put the national month-over-month price gain at 0.3% in July.
