Oakton sellers still had the edge by late summer

The one fact that changes what Oakton homeowners should know right now: the median sale price hit $1,192,500 in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is up 19.3% from the same months in 2025. Prices moved a lot faster here than the national picture. The Federal Housing Finance Agency reported U.S. house prices rose just 2.4% from August 2025 to August 2026.

That 19.3% gain is not a small move. It means sellers who priced well found real demand. But it also means buyers are working harder to keep up.

Supply stayed low, even as more listings arrived

Nationally, the National Association of Realtors reported inventory reached 1.60 million homes in September 2026. Oakton felt none of that relief. The Real Estate Data Aggregator counted just 1.7 months of supply in Oakton for the three months ending August 31, 2026. That is only 0.1 months more than the same period in 2025. More listings came to market, but buyers absorbed them quickly.

More listings arrived, but only a little more. The Real Estate Data Aggregator counted 70 new listings in Oakton during those three months, up 1.4% from 2025. With 43 homes for sale at any one time, choices stayed limited.

Homes moved faster and sold higher

The Real Estate Data Aggregator found the median days on market in Oakton was 29 days for the three months ending August 31, 2026. That is 7 days shorter than the same period in 2025. Nearly half of all homes, 49.3%, went under contract within two weeks of listing. That share rose 3.5 points from 2025.

Rates climbed nationally, but Oakton demand held

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Higher rates cool demand in many markets. In Oakton, the Real Estate Data Aggregator still counted 78 homes sold and 73 pending sales in those three months. Demand did not vanish. But buyers who needed financing had to plan carefully.

Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Oakton did not show that pattern. Prices here rose, not fell. That said, not every home in every price range behaved the same way.

In short
  1. Oakton stayed a seller-leaning market in the three months ending August 31, 2026. Supply was thin at 1.7 months.
  2. Prices rose 19.3%.
  3. Nearly half of homes sold above list price.
  4. Homes went under contract in a median of 29 days.
  5. The national inventory picture grew, but Oakton buyers felt little of that relief.

One thing worth keeping in mind: these numbers cover all of ZIP code 22124. One street, or one price range, can read differently from the whole. If you are thinking about buying or selling in Oakton, the broader picture is a starting point, not the full story.
