Nationally, inventory climbed to 1.60 million homes in September 2026, according to the National Association of Realtors. Rates pushed above 7% for the first time since January 2025, according to Realtor.com. Those headlines sound heavy. But Oakton's own numbers, counted by the Real Estate Data Aggregator for the three months ending August 31, 2026, tell a calmer story.

The Real Estate Data Aggregator measured just 1.7 months of supply in ZIP 22124 for that period. That is up only 0.1 months from the same period in 2025. A balanced market typically sits at five or six months. Oakton is still far below that line.

What the national picture means for Oakton

Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026, according to CNBC. Higher rates can slow buyer demand over time. So far, Oakton's pending sales and days-on-market numbers show that buyers here are still active. That could change as rates hold or climb, so pricing and preparation still matter.

In short
  1. The Real Estate Data Aggregator counted 78 homes sold in Oakton in the three months ending August 31, 2026. Supply sat at 1.7 months.
  2. Nearly half of all homes sold above list price.
  3. Homes went under contract in a median of 29 days.
  4. The national market has more inventory and more price cuts.
  5. Oakton does not, at least not yet.
  6. Preparation and pricing still decide which side of that line a home lands on.
