One part of Centreville is moving much faster than another
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. At that level, buyers are more careful. That makes your ZIP code matter more than ever.
In the three months ending August 31, 2026, the Real Estate Data Aggregator counted homes in two Centreville ZIP codes moving at very different speeds. Here is what the numbers show.
The speed gap between 20120 and 20121
| 20120 | 20121 | |
|---|---|---|
| Median days on market | 31 days | 42 days |
| Under contract within two weeks | 59.4% | 48.5% |
| Median sale price | $665,000 | $516,000 |
| Homes sold | 145 | 69 |
| Months of supply | 1.4 months | 2.1 months |
In 20120, the Real Estate Data Aggregator found that nearly 6 in 10 homes went under contract within two weeks of listing. That share rose 6.4 points from the same period in 2025. Homes there sold in a median of 31 days, the same pace as a year before.
In 20121, the picture is different. The Real Estate Data Aggregator counted 48.5% of homes going under contract within two weeks. That share fell 12.4 points from a year ago. Median days on market rose to 42, which is 10 days longer than the same period in 2025.
What changed in each ZIP code
In 20120, the Real Estate Data Aggregator also counted 145 homes sold, up 22.9% from a year before. The median sale price dipped a little, down 2.2% to $665,000. Still, 46.2% of homes sold above list price, up 8.9 points from 2025. The average sale price came in at 101% of list.
In 20121, sales fell. The Real Estate Data Aggregator counted 69 homes sold, down 18.8% from a year before. The median sale price dropped 9.5% to $516,000. Homes for sale jumped 71.4%, and months of supply rose by 1.1 months to 2.1. Pending sales fell 24.1%.
The broader Centreville picture
Across all four ZIP codes together, the Real Estate Data Aggregator counted 413 homes sold, up 9.3% from the same period in 2025. More homes came to market too. New listings rose 13.4% to 457. Inventory is up, and buyers have more to choose from than a year ago.
What this means if you are selling
In 20120, well-priced homes are still moving quickly. Nearly half sold above list price. Preparation and pricing still matter, but the market is working in sellers' favor.
In 20121, more homes are sitting longer. Inventory grew 71.4% in one year. Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That national pattern shows up locally in 20121. Pricing carefully from the start is more important than it was a year ago.
What this means if you are buying
In 20120, nearly 6 in 10 homes went under contract within two weeks. If you are looking there, your offer timeline is short. Being ready to move quickly helps.
In 20121, you have a little more time. The median home sat for 42 days. That extra time lets you look more carefully and compare options. You may also find sellers who are more open to negotiating.
One more thing to keep in mind
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still moving up nationally, even as rates sit above 7%.
But local numbers do not always match national ones. And within Centreville, one street can read differently from the whole ZIP code. The data above covers the three months ending August 31, 2026. Conditions can shift.
- In the three months ending August 31, 2026, 20120 moved faster: 31 median days, 59.4% under contract within two weeks, and sales up 22.9%.
- In 20121, homes took 42 days, fewer went under contract quickly, and inventory nearly doubled.
- Rates above 7%, per Realtor.com, make knowing your specific market more important than ever.
