One part of Centreville stayed especially competitive

Mortgage rates climbed to 7.49%, according to CNBC, as of October 7, 2026. That is the backdrop for every Centreville seller and buyer right now. But the local numbers tell a more specific story, and it depends a lot on which part of Centreville you are in.

The National Association of Realtors reported 4.9 months of supply across the U.S. In ZIP code 20120, the Real Estate Data Aggregator counted just 1.4 months of supply in the three months ending August 31, 2026. That is a very different condition than the national picture.

Nearly 6 in 10 homes in ZIP 20120 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share was up 6.4 points from the same period in 2025. Homes there were moving quickly, and competition was real.

ZIP 20120 also saw 46.2% of homes sell above list price, up 8.9 points from a year before, per the Real Estate Data Aggregator. The average sale price came in at 101% of list price. Sellers who priced well were getting more than they asked.

Not every ZIP code told the same story

ZIP 20121 moved differently. The Real Estate Data Aggregator counted 69 homes sold there, down 18.8% from the same months in 2025. Homes for sale jumped 71.4%. Months of supply rose to 2.1, up 1.1 months from a year before. The share of homes going under contract within two weeks fell 12.4 points, to 48.5%.

ZIP 20124 had the longest median days on market of any ZIP here. The Real Estate Data Aggregator put it at 49 days, which was 17 days longer than the same period in 2025. The share of homes selling above list price fell 9.7 points, to 30.8%. Prices did rise, though: the median sale price in 20124 was $1,050,000, up 8.7% from a year before.

Across all of Centreville, more homes sold

More inventory is a real shift. The Real Estate Data Aggregator showed homes for sale across Centreville up 20.1% from a year before. Buyers have more to look at. That does not mean every home sells fast, and it does not mean prices are the same in every pocket.

Prices dipped in three of the four ZIPs

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Centreville's own numbers were mixed. The Real Estate Data Aggregator found median sale prices fell 2.2% in ZIP 20120, 9.5% in ZIP 20121, and 3.4% in ZIP 20110. ZIP 20124 was the exception, rising 8.7% to $1,050,000.

What the national backdrop means here

Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Active listings nationally topped 1.16 million. The broader market is giving buyers more room to negotiate in many places.

In ZIP 20120, that national softness did not show up the same way. Supply stayed tight and homes moved fast. In ZIP 20121 and ZIP 20124, conditions were closer to what buyers are seeing in other markets: more inventory, longer days on market, and fewer homes going above list price.

In short
  1. ZIP 20120 was the tightest part of Centreville in the three months ending August 31, 2026: 1.4 months of supply, 59.4% of homes under contract within two weeks, and 46.2% selling above list price.
  2. ZIPs 20121, 20110, and 20124 had more inventory, longer selling times, and softer price trends.
  3. One broad headline cannot cover all four.
