One part of Herndon moved faster and sold over list more often
Rates matter. Realtor.com reported mortgage rates moved above 7% for the first time since January 2025. That is the backdrop for everything below. Even so, the Real Estate Data Aggregator counted 276 homes sold across Herndon in the three months ending August 31, 2026. That is up 5.7% from the same months of 2025. The market did not stop. But it split.
The two ZIPs read very differently
Herndon has two ZIP codes: 20170 and 20171. They sit next to each other. Their numbers, though, tell two different stories for the three months ending August 31, 2026.
| 20170 | 20171 | |
|---|---|---|
| Median sale price | $700,000 | $750,000 |
| Homes sold | 115 | 161 |
| Median days on market | 34 days | 35 days |
| Sold above list price | 41.7% | 28% |
| Under contract within two weeks | 47.4% | 43.7% |
| Sale-to-list ratio | 100.2% | 99.9% |
ZIP 20170: tighter supply, more competition
The Real Estate Data Aggregator counted 115 homes sold in 20170 in the three months ending August 31, 2026. That is down 12.9% from the same months of 2025. Fewer homes sold, and fewer came to market. New listings fell 24.8% year over year. With only 68 homes for sale and 1.8 months of supply, buyers had less to choose from.
Less choice pushed competition up. The Real Estate Data Aggregator shows 41.7% of homes in 20170 sold above list price. That is up 11.4 points from a year before. Nearly half, 47.4%, went under contract within two weeks of listing. That share rose 3 points year over year. The median sale price held at $700,000, unchanged from 2025.
ZIP 20171: more listings, a little more breathing room
The picture in 20171 is different. The Real Estate Data Aggregator counted 161 homes sold there in the three months ending August 31, 2026. That is up 24.8% from the same months of 2025. More homes came to market too. New listings rose 32.3% year over year, reaching 172. Homes for sale grew 16.5% to 106.
More supply gave buyers options. Only 28% of homes in 20171 sold above list price. That is still up 0.9 points from 2025, but well below the 41.7% in 20170. Homes also sat a little longer. The median days on market was 35, which is 4 days longer than a year before. The median sale price dipped 1.3% to $750,000.
What the wider market says
Rates are a real factor right now. Realtor.com reported that rates moved above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September 2026. That is the highest share since October 2022.
The National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. National inventory reached 1.60 million homes. So buyers do have more to look at across the country. In Herndon, the same pattern shows up in 20171, where new listings rose sharply. In 20170, supply stayed tight.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July 2026. Prices have not collapsed nationally, and the Herndon median prices reflect that steadiness, with 20170 holding flat and 20171 slipping only 1.3%.
What this means for you
If you are selling in 20170, the data suggests well-priced homes are still drawing competition. Nearly 42% sold above list, and supply stayed low. Pricing and preparation still matter, especially with rates above 7% giving buyers pause.
If you are selling in 20171, you have more competition from other sellers. New listings jumped 32.3% year over year. Buyers there have more choices, and homes are taking a few more days to sell. That does not mean the market is slow. It means the margin for error on pricing is smaller.
If you are buying in either ZIP, the rate environment is real. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Budget carefully. In 20170, expect competition on well-priced homes. In 20171, you may find a little more room to think.
- The three months ending August 31, 2026 showed two Herndons.
- ZIP 20170 had tighter supply, more above-list sales, and faster contracts.
- ZIP 20171 had more listings, a small price dip, and a bit more time on market.
- Both ZIPs still had homes selling.
- The difference is in how much competition you face, and which side of the table you are on.
One more thing worth saying: these are ZIP code numbers. One street can read very differently from the whole ZIP. A condo on one block and a townhome two streets over can have completely different stories right now. If you want to know what the numbers say about your specific address, reach out.
