One part of Vienna is moving much faster than the rest
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers across the country. But in one part of Vienna, the market barely blinked.
In the three months ending August 31, 2026, the Real Estate Data Aggregator counted 74 homes sold in ZIP code 22181. Of those listings, 72.6% went under contract within two weeks. That share jumped 23.7 points compared with the same months of 2025.
That is the fastest pace of any Vienna ZIP code the Real Estate Data Aggregator tracked this period. It means a well-priced home in 22181 did not sit. Sellers there had real leverage. Buyers had to move quickly.
How the three Vienna ZIP codes compare
Vienna spans three ZIP codes: 22180, 22181, and 22182. Each one told a different story in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
ZIP 22181: the fastest market
The Real Estate Data Aggregator counted a median of just 20 days on market in 22181. That is 10 days shorter than the same period a year ago. More than half of homes, 51.4%, sold above list price. That share rose 12.1 points year over year.
Pending sales in 22181 rose 37.8% compared with the same months of 2025, the Real Estate Data Aggregator reported. Homes for sale fell 24.4% in the same comparison. Fewer homes available, more buyers moving. That combination kept prices competitive.
ZIP 22180: the highest prices
The Real Estate Data Aggregator put the median sale price in 22180 at $1,305,000 for the three months ending August 31, 2026. That is up 19.7% from the same months of 2025. Ninety-two homes sold, though that count was down 14% year over year.
Nearly half of listings, 47.9%, went under contract within two weeks. That share rose 2.8 points from a year ago. The average home sold at 99.9% of its list price. Speed was real here, just not as sharp as in 22181.
ZIP 22182: more supply, more time
ZIP 22182 moved more slowly. The Real Estate Data Aggregator counted 2.3 months of supply there, up 0.8 months from a year ago. Homes for sale rose 36.1% year over year. Pending sales fell 9.4%.
The median sale price in 22182 was $1,270,256, down 6.1% from the same months of 2025. Sixty-five homes sold, down 14.5% year over year. Still, 55.2% of listings went under contract within two weeks, and the average home sold at 100.4% of list price. The market softened a little, but it did not stall.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes across the country. The National Association of Realtors put the national months-of-supply figure at 4.9 months in August 2026.
Vienna's numbers look very different. The Real Estate Data Aggregator counted just 1.3 to 2.3 months of supply across Vienna's three ZIP codes. That is a much tighter market than the national average, even with rates above 7%.
What this means for buyers and sellers
If you are selling in 22181, the data says price it right and it moves fast. More than half of homes sold above list price. Supply is tight. Buyers are competing.
If you are selling in 22182, there is more competition from other listings. The Real Estate Data Aggregator showed homes for sale rose 36.1% year over year there. Pricing and preparation matter more when buyers have options.
If you are buying anywhere in Vienna, the Real Estate Data Aggregator counted only 127 homes for sale across all three ZIP codes in the three months ending August 31, 2026. That is down 5.2% from a year ago. Choices are limited. Moving prepared helps.
