One part of Vienna is moving much faster than the rest
Rates climbed above 7% nationally, Realtor.com reported on September 30, 2026. That kind of headline can make all of Vienna sound slow. The Real Estate Data Aggregator tells a different story. One ZIP code here moved faster than almost any market you would expect at this rate level. Another ZIP code slowed down. Your street may read very differently from your neighbor's.
The ZIP code that ran ahead: 22181
In the three months ending August 31, 2026, the Real Estate Data Aggregator counted 74 homes sold in ZIP 22181. That is up 32.1% from the same months of 2025. Pending sales rose 37.8% in the same period. Those two numbers together say demand picked up, not slowed.
Nearly 3 in 4 homes in 22181 went under contract within two weeks of listing. That share jumped 23.7 points from the same period a year before, the Real Estate Data Aggregator shows. Buyers in this ZIP did not wait.
The median price in 22181 did dip 5.5% from a year before, to $1,122,500. That is an honest admission worth noting. But homes still sold at 101.6% of list on average. More than half sold above list price. The price pulled back a little; the competition did not.
How the three Vienna ZIPs compare
The Real Estate Data Aggregator tracked all three Vienna ZIP codes for the three months ending August 31, 2026. The gaps between them are wide enough to matter for your pricing and offer strategy.
| 22181 | 22182 | 22180 | |
|---|---|---|---|
| Under contract within 2 weeks | 72.6% | 55.2% | 47.9% |
| Median days on market | 20 | 27 | 34 |
| Avg sale to list | 101.6% | 100.4% | 99.9% |
| Sold above list | 51.4% | 35.4% | 33.7% |
| Months of supply | 1.3 | 2.3 | 1.6 |
| Median sale price | $1,122,500 | $1,270,256 | $1,305,000 |
What slowed in 22182
ZIP 22182 told a different story. The Real Estate Data Aggregator counted 65 homes sold there, down 14.5% from a year before. Homes for sale rose 36.1%. Months of supply climbed to 2.3, up 0.8 months from a year before. Pending sales fell 9.4%.
More choices for buyers, fewer offers for sellers. The average sale-to-list held at 100.4%, and 35.4% of homes sold above list. Those are not bad numbers. But the direction of travel in 22182 is slower, not faster.
22180: the highest prices, a middle pace
ZIP 22180 carried the highest median sale price of the three, at $1,305,000, up 19.7% from a year before, the Real Estate Data Aggregator shows. That price jump is real and notable. But fewer homes traded: 92 sold, down 14% from a year before. New listings fell 15.6%. Inventory tightened.
The average sale-to-list in 22180 was 99.9%. Homes went under contract within two weeks at a 47.9% rate, up 2.8 points from a year before. Median days on market was 34, five days shorter than a year before. Steady, not urgent.
The wider picture
Across all three Vienna ZIP codes together, the Real Estate Data Aggregator counted 231 homes sold in the three months ending August 31, 2026, down 3.3% from a year before. There were 127 homes for sale, down 5.2%. New listings across Vienna totaled 231, up 4.5%. Pending sales came to 191, down 4.5%.
Nationally, Fannie Mae forecast the 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026, CNBC reported on October 14, 2026. Realtor.com reported on September 30, 2026 that 20.8% of listings nationally had taken price cuts, the highest share since October 2022. Vienna's tighter inventory partly shields it from that pattern, but it does not erase it.
What this means for buyers and sellers
If you are a seller in 22181, the data from the three months ending August 31, 2026 says buyers moved quickly and paid above list more than half the time. Pricing well still matters. But the floor is firm.
If you are a seller in 22182, supply grew and sales fell. A careful pricing conversation is worth having before you list.
If you are a buyer anywhere in Vienna, 22181 in particular calls for a clear offer strategy before you start looking. Homes there went under contract in a median of 20 days. Waiting to decide is a real cost.
