One part of Vienna is moving much faster than the rest

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is the backdrop for every Vienna buyer and seller right now. But the Real Estate Data Aggregator shows the market inside Vienna is not moving as one. Where you are in town changes almost everything.

ZIP 22181 is the fast lane

The Real Estate Data Aggregator counted 74 homes sold in ZIP 22181 in the three months ending August 31, 2026. That is up 32.1% from the same months in 2025. No other Vienna ZIP came close to that gain.

Nearly 3 in 4 homes in 22181 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share jumped 23.7 points from a year before. Sellers there had less time to wait. Buyers had less time to decide.

The Real Estate Data Aggregator put the average sale-to-list ratio in 22181 at 101.6%. More than half of homes sold above asking. That is a different kind of market than the one Realtor.com described nationally, where 20.8% of listings took a price cut in September.

ZIP 22180 and 22182 tell a different story

ZIP 22180 saw its median sale price rise 19.7% to $1,305,000, the Real Estate Data Aggregator found. But homes sold there fell 14%, and pending sales dropped 22%. Only 47.9% of homes went under contract within two weeks. Prices moved up, but the pace of sales slowed.

In ZIP 22182, the Real Estate Data Aggregator counted 49 homes for sale, up 36.1% from a year before. Months of supply rose to 2.3 months. That is the most of any Vienna ZIP in this period. Fewer than 6 in 10 homes went under contract within two weeks, and that share fell 4.2 points from last year.

What this means for you

Across all three ZIPs, the Real Estate Data Aggregator counted 231 homes sold and 127 homes for sale in the three months ending August 31, 2026. Total homes for sale fell 5.2% from a year before. Supply is still tight across Vienna as a whole.

But tight supply does not mean the same thing on every street. In 22181, it meant buyers competed hard and sellers got above asking. In 22182, more inventory arrived and the pace slowed a little. In 22180, prices climbed even as the number of sales fell.

Realtor.com reported that nationally, price cuts hit 20.8% of listings in September 2026. That is worth keeping in mind. A home priced for the fast ZIP, but sitting in a slower one, can stall.

In short
  1. ZIP 22181 moved faster than any other part of Vienna in the three months ending August 31, 2026. Nearly 3 in 4 homes went under contract within two weeks, and more than half sold above list.
  2. ZIPs 22180 and 22182 were active, but slower.
  3. Your pricing and offer strategy should match the pace of your ZIP, not Vienna as a whole.
