Reston has more listings, but buyers are still active

By Elizabeth Sachero-Perez
Real estate, Reston

More homes are on the market in Reston. That is the one fact that changes what sellers need to do right now. When choices grow, first impressions, pricing, and preparation matter more.

The Real Estate Data Aggregator counted 233 homes for sale across Reston's three ZIP codes in the three months ending August 31, 2026. That is up 68.8% from the same months in 2025. Nationally, Realtor.com reported 1.16 million active listings in September 2026. More supply is the story everywhere, not just here.

Here is what keeps this from being a buyer's paradise: buyers are still showing up. The Real Estate Data Aggregator counted 269 pending sales across Reston in those same three months. Prices rose in all three ZIP codes. And homes that priced well still sold close to or above list.

The wider picture: inventory is up everywhere

Reston's inventory growth fits a national pattern. The National Association of Realtors reported that U.S. inventory reached 1.60 million homes in September 2026. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That tells you something. More supply, plus mortgage rates that Realtor.com reported climbed above 7% for the first time since January 2025, means buyers have more room to compare. Sellers who price carefully and prepare well are the ones closing.

What this means if you are selling

The Real Estate Data Aggregator counted 338 new listings across Reston in just three months. That is your competition. Homes that sold above list price were prepared, priced right, and showed well from day one. The homes that sat longer were not. Pricing and presentation are not extras right now. They are the whole game.

  • Price from the start based on what homes near you actually sold for, not what you hope to get.
  • Prepare the home before it hits the market. Buyers have more choices and will move on quickly.
  • Professional photos matter more when 338 new listings are competing for the same buyers.
  • Watch your days on market. The Real Estate Data Aggregator shows 20190 at 39 days and 20194 at 35 days. Homes that linger invite low offers.

What this means if you are buying

More listings means more to compare. But the Real Estate Data Aggregator shows buyers are still competing in 20191, where 41.4% of homes sold above list. In 20190, 26.8% sold above list. Being ready with financing and a clear sense of your priorities still matters. The right home in a good location is not sitting forever.

In short
  1. Reston has more listings than it did a year ago.
  2. The Real Estate Data Aggregator counted 233 homes for sale across the three ZIP codes in the three months ending August 31, 2026, up 68.8%.
  3. But 287 homes still sold, and prices rose in every ZIP.
  4. Buyers are active.
  5. Sellers who prepare and price well are closing.
  6. Those who do not are waiting longer.

One more thing worth knowing: these numbers cover whole ZIP codes. One street, one building, or one price range can read very differently from the ZIP as a whole. If you want to know what is happening where you live or where you are looking, the ZIP-level picture is just the start.
