Reston has more listings, but demand still looks steady
The biggest shift in Reston right now is supply. The Real Estate Data Aggregator counted 233 homes for sale across Reston's three ZIP codes in the three months ending August 31, 2026. That is up 68.8% from the same period a year ago. More choices for buyers means more competition for sellers. Pricing and preparation matter more than they did twelve months ago.
Here is the part that matters just as much. The Real Estate Data Aggregator counted 269 pending sales across Reston in those same three months. That is only down 5.6% from a year ago. Supply jumped. Demand dipped a little. But demand did not disappear.
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Reston is part of that same supply wave. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That slows some buyers. It has not stopped them here.
Each ZIP code tells a different story
Reston covers three ZIP codes, and the numbers inside each one are not the same. Here is what the Real Estate Data Aggregator found for the three months ending August 31, 2026.
| 20190 | 20191 | 20194 | |
|---|---|---|---|
| Median sale price | $600,000 | $665,000 | $795,000 |
| Price change, year over year | up 15.4% | up 5.7% | up 12.2% |
| Median days on market | 39 days | 31 days | 35 days |
| Sale price as share of list | 99.7% | 100.3% | 100.2% |
| Months of supply | 3.3 months | 2.3 months | 1.5 months |
20190: Prices up sharply, but homes are sitting a little longer
The Real Estate Data Aggregator put the median sale price in ZIP 20190 at $600,000, up 15.4% from a year ago. That is the strongest price gain of the three ZIPs. Still, homes sat on the market a median of 39 days, four days longer than last year. Inventory rose 78%, and months of supply reached 3.3. Sellers here have more neighbors competing with them.
The Real Estate Data Aggregator found that 26.8% of homes in 20190 sold above list price. The average sale came in at 99.7% of list. Well-prepared homes are still drawing offers close to asking.
20191: The busiest ZIP, and the fastest
ZIP 20191 had the most activity. The Real Estate Data Aggregator counted 133 homes sold and 131 pending sales in the three months ending August 31, 2026. Pending sales were up 7.4% from a year ago. That is the only ZIP in Reston where pending sales rose.
The median sale price was $665,000, up 5.7%. Homes sold in a median of 31 days, three days faster than last year. The Real Estate Data Aggregator found that 41.4% of homes sold above list price, up 11.6 points from a year ago. The average sale came in at 100.3% of list. In 20191, well-priced homes are still moving quickly and drawing competitive offers.
20194: Tightest supply, but fewer homes going above list
ZIP 20194 had the highest median sale price at $795,000, up 12.2% from a year ago. It also had the tightest supply: just 1.5 months, and only 27 homes for sale. That sounds like a strong seller's market, and in some ways it still is.
But the Real Estate Data Aggregator also found that the share of homes selling above list price fell 8.7 points to 31.6%. The share going under contract within two weeks dropped 18.1 points to 38.8%. Pending sales were down 15.5%. Buyers in 20194 are more selective than they were a year ago. Pricing still has to be right.
What this means if you own a home in Reston
Prices are up across all three ZIPs. Sellers are still getting close to asking, and in 20191 they are getting a little above it. But there are more homes to choose from than there were a year ago. Buyers have options. A home that is priced well and prepared carefully still sells. One that is not may sit.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Reston's gains are running well ahead of that national pace. That is worth knowing if you are thinking about what your home might be worth today.
Realtor.com reported that 20.8% of listings nationally cut their asking price in September 2026, the highest share since October 2022. Reston's sale-to-list numbers are still holding up, but that national trend is a reminder that overpricing carries real risk when buyers have more to look at.
- Reston has more listings than a year ago, but buyers are still active and prices are still rising.
- ZIP 20191 is the busiest and fastest.
- ZIP 20194 has the highest prices but buyers there are more selective.
- ZIP 20190 saw the biggest price gain.
- In every ZIP, preparation and pricing still shape the outcome.
